House prices around Watford postcodes have mainly dropped since lockdown, according to a new online tool.

With house prices plummeting, this could be the perfect time for first-time buyers and others wishing to relocate.

The property price patterns widget by Hillarys, a manufacturing company for blinds and curtains, breaks down the average house prices in each area and compares the difference between 2019 and now.

The tool was created with homeowners and first-time buyers in mind, so they can better judge when and where is best to buy property.

Watford ranked 686 out of 1,258 locations in the UK of areas which had the most significant decrease of house prices.

Using the tool, here is what we found:

Near to west Watford and Holywell (WD18), houses decreased by £21,483 (-5.70 per cent).

Here, the average house price in 2019 was £376,877, and in 2020 it dropped to £355,394.

WD17

Within the postcode, the tool shows houses decreased by £5,063 since last year.

This meant houses prices dropped down 0.83 per cent, as the average house was priced at £546,417 in 2019 and is now at £541,354.

WD18

Near to west Watford and Holywell, houses decreased by £21,483 (-5.70 per cent).

Here, the average house price in 2019 was £376,877, and in 2020 it dropped to £355,394.

WD19

But around South Oxhey and Oxhey Village, houses ever-so-slightly increased by 0.05 percent.

The average house price in 2019 was £440,746, and this went up by £203 to £440,949 in 2020.

WD24

By north Watford, house prices decreased slightly by £616 (-0.17 per cent).

The average house price in 2019 was £360,575 and in 2020 it is £359,959.

WD25

And in Garston and other areas within the WD25 postcode, houses increased by 4.08 percent.

The average house price in 2019 was £403,399, and it jumped by £16,463 in 2020 to £419,862.

Lucy Askew, spokesperson for Hillarys, said: “With coronavirus and lockdown having affected the whole economy and the country entering the biggest recession it has seen yet, house prices are of course affected massively meaning good news for some, but bad news for others.

“This tool allows those looking to move or newly buy determine just how much houses are in their desired area, allowing them to make a more educated decision on whether moving right now is the best idea.”
