A vacant pub has been put up for sale. 

The Bell Inn, located on Frogmoor in High Wycombe, is being marketed by Christie & Co with offers invited in excess of £495,000.

Currently closed, the freehold property includes a flexible ground-floor layout, a large function room, and six bedrooms on the upper floor, five of which are en-suite.

The Bell is described as having potential for a variety of uses, including a mixed-use investment.

While the building was last used as a public house, marketing agents say the layout and location offer options for repositioning as a wet-led pub, food-led venue, late-night destination, or an alternative hospitality business.

A spokesman for Christie & Co said: "The Bell represents an excellent opportunity to acquire a well-located, highly flexible asset within an established leisure pitch."

Located on a prominent corner site in the heart of High Wycombe’s hospitality circuit, the property is surrounded by bars, restaurants and shops. 

It is also within close walking distance to the Eden Shopping Centre and Buckinghamshire New University, offering consistent footfall from shoppers, students and residents.

A residential development directly opposite the venue is expected to further boost demand in the area.

The ground floor includes a principal bar and several seating areas, with space for around 80 customers. 

To the rear is a large function room that can accommodate up to 100 people and is suitable for private hire, events, or alternative commercial uses.

While the pub includes a commercial kitchen, it is currently non-operational and would require reinstatement by a new operator.

Several of the rooms upstairs require further renovation.

Potential uses include conversion to a house in multiple occupation (HMO), boutique guest accommodation, or staff housing, subject to the necessary consents.

Externally, the site includes rear access and the potential to reinstate parking for up to six vehicles.

There are no fixtures and fittings included in the sale, and the building currently comes with no trading information, as it is not in operation.

The property is subject to VAT, which will be added to the final sale price.

The Bell holds a premises licence permitting the sale of alcohol for consumption on-site.

Previous operating hours were from 12pm to 11pm, Monday to Thursday.

On Fridays and Saturdays, it was licensed until midnight, and on Sundays until 11pm.

Any potential purchaser is advised to check licence details and conditions with Buckinghamshire Council.
