The 5 cheapest places to live in Bucks - including High Wycombe
Whether you love it or hate it, Buckinghamshire is becoming an increasingly popular area to move to.
With an Area of Outstanding Natural Beauty at its doorstep and enviable Instagrammable sites where a number of films and TV shows have been shot, it’s no surprise people are looking to the Bucks countryside as a desirable location to consider moving to.
Zoopla has compiled a list of the cheapest places to live in the county, based on the average price paid for properties – and High Wycombe has just made the cut.

The list was calculated by looking at the average property values in a given area based on Zoopla estimates.
These are the five places across Bucks where the lowest average house price was paid over the last 12 months.
1) Milton Keynes
Average price paid: £323,635
Zoopla estimate: £293,985
The town is supposedly the largest in Bucks and the only one to be based on a grid network.
All its main roads are given a H or V designation depending on whether they run horizontally or vertically.
It is known for its infamous roundabouts, with drivers having to navigate around 130 or so in the town.
The town is also home to MK Dons FC and two major shopping centres, The Centre: MK and intu Milton Keynes.
2) Newport Pagnell
Average price paid: £325,282
Zoopla estimate: £343,937
First mentioned in the Domesday Book of 1086, Newport Pagnell is known for the famous Taylor’s peppered mustard, which was manufactured in the town for more than 100 years.
It is also synonymous with controversial general Oliver Cromwell, who fought alongside the town’s troops and whose son died in the town while serving in the Parliamentary Army during the Civil War.
It was also at the heart of the lace-making industry.
3) Buckingham
Average price paid: £374,486
Zoopla estimate: £389,472
This market town became the County Town of Buckinghamshire during the 10th Century. Its symbol, since Norman times, has been the swan.
In the early 18th Century, the town was in decline and, after a disastrous fire, a lot of its centre had to be rebuilt.
It retains much of its traditional market town charm today.
4) Aylesbury
Average price paid: £376,569
Zoopla estimate: £358,701
This large, ancient market town is home to the Roald Dahl Children’s Gallery at Buckinghamshire County Museum, and the Waterside Theatre.
Following the untimely death of David Bowie in 2016, a statue of him was unveiled in 2018 in the town where he debuted Ziggy Stardust.
Aylesbury’s vibrant market in the heart of the town (before the pandemic) attracts both traditional traders and budding entrepreneurs, eager to serve locals with an array of unique items.
5) High Wycombe
Average price paid: £406,852
Zoopla estimate: £419,941
High Wycombe was once famous for its chair-making industry and known as the furniture capital of the world.
This historic market town has a colourful history, appearing in the Domesday Book and known to have been inhabited by Romans.
Originally a mill town, it was known was the manufacture of cloth and linen, but it was most famous for its furniture-making, especially chairs.
The High Wycombe Chair Making Museum, in Grafton Street, encapsulates the town’s rich furniture-making history.
The town centre features the Eden Shopping Centre, with an array of shops and restaurants, while a number of landmarks and attractions such as the Guildhall and Little Market House, the Golden Ball at St Lawrence’s Church, West Wycombe, Hughenden Manor, the Hell-Fire Caves and festivals such as FrogFest, plus the famous ‘Mayor Making’ tradition, have all made High Wycombe a desirable place to live and work.
It is also home to Wycombe Wanderers FC, fondly known as the Chairboys, and the Wycombe Swan theatre.
