Town centre offices above a High Wycombe 11+ and GCSE tuition centre are set to be turned into flats after Bucks Council approved plans this week.

The first floor of 41 - 43 Castle Street is set to be redeveloped as four studio flats after a change of use was granted.

The proposal stated: "Each studio will have an enclosed bathroom, a kitchen area, and open floorspace for a bedroom set-up."

The flats are set to have floorspace between 37sqpm and 37.3sqm.

The plans say: "While all of the studios have existing windows, the external alterations seek to enhance the amount of daylight received."

Reflective tubes, known as sun pipes, would be used to capture and deliver natural daylight into the flats.

A bicycle storage unit is also planned.

The proposal adds: "There are two existing car parking spaces at the site but given that these are not allocated specifically to the users of the first floor, and the use of the ground floor as a Tuition Centre, it is not guaranteed that these would be available for future residents.

"As such, a ‘car-free’ development is proposed with future occupiers utilising local transport services. "

It called the site a "sustainable location".

A council planning officer approved the plans on March 3.

In their report, they said: "Having reviewed the submitted floor plans, the proposed flats would meet with the minimum space standards."

They added that concerns had been raised about noise and made conditions for development to protect it from "transportation noise".
