Buckinghamshire has been named one of the safest places in the UK to buy and sell a home.

The ranking comes from new research by cash house buyer Sell House Fast, which assessed locations across the country based on a range of safety factors.

Areas were ranked on recorded crime rates, flood risk, air pollution, road accident data, and coastal erosion.

Rutland topped the list as the safest area, followed by Cheshire East and Shropshire.

Buckinghamshire was named seventh safest, with a crime rate of 53.7 per 1,000 people, a flood risk of 1.7 per cent, and an air pollution reading of 7.1 PM2.5.

The area also recorded 150 road collisions per billion vehicle miles which makes it the eighth lowest 

Buckinghamshire’s average house price stands at £478,000, compared to £313,000 in Rutland and £299,000 in Cheshire East.

By contrast, the riskiest area on the list, North East Lincolnshire, has an average house price of just £148,000.

Other high-risk areas identified in the study included Portsmouth and Southampton, where property values remain lower, at £250,000 and £233,000 respectively.
